What this does not measure
Asking prices, newly agreed prices, or the price of any particular house. A mean is pulled upwards by expensive sales, so it sits above the typical price paid.
UK House Price Index figures are revised for several months after first publication, because a sale enters the index when it is registered rather than when it completes; the most recent months are the least settled. The average is a mean produced by a statistical model, so it is not the price of any real house and it sits above the typical price paid. Local figures for small areas rest on few sales and move about accordingly. Cash and new-build prices are included.
The index is revised as late registrations arrive, so the newest month is provisional; the value shown is the one in the newest release.
